One of Swanepoel’s most influential works is the DANGER Report, published in 2015. Commissioned by the National Association of Realtors and authored by Swanepoel, the report—formally titled Definitive Analysis of Negative Game Changers Emerging in Real Estate—identified fifty material threats with the potential to reshape residential real estate. Widely regarded as the most data-grounded assessment of industry vulnerabilities to date, the DANGER Report combined extensive qualitative and quantitative research with a structured risk framework that set a new benchmark for industry analysis.

Its long-term relevance has been reinforced by the degree to which the external pressures and operational challenges outlined in the report have emerged with striking precision over the past decade. The alignment between its early warnings and subsequent market developments underscores Swanepoel’s proven ability to anticipate structural inflection points well before they become visible to the broader industry. Many leaders consider the DANGER Report the most consequential examination of the business and future of residential real estate produced to date, both for its analytical rigor and for its prescient identification of the forces that continue to shape the industry’s trajectory.

Swanepoel’s versatility as an author was demonstrated with the release of Surviving Your Serengeti: 7 Skills to Master Business and Life in 2011, his first non–real estate book. It appeared on more than 20 bestseller lists—including The New York Times, The Wall Street Journal, USA Today, Huffington Post, CEO Read, and Amazon. His comprehensive body of work, spanning decades, has earned broad respect for its rigor, clarity, and foresight.

Swanepoel noted that his goal “is to help leaders anticipate what lies ahead. When data, facts, and disciplined analysis guide decision-making, executives become stronger, more resilient, and better equipped for the future.” His global background includes education across multiple continents—schooling in Nairobi, Kenya; continued studies in Hong Kong and South Africa; a BS from the University of Pretoria; a Master of Commerce in Business Economics from the University of Johannesburg; and executive studies at UCLA. Swanepoel has served as a senior executive and president of more than a dozen companies since the early 1980s, before immigrating to the United States as regional vice president and later president of an international real estate franchise operating in 26 countries. In 1998, he founded T3 Sixty to bring more objective, comprehensive, and data-driven analysis to an industry facing increasing structural complexity.

In 2023, concerned about increasing bias and pay-to-play practices in mainstream media, Swanepoel launched Real Estate News as a journalism-driven, fact-based outlet.
